A major concept masterplan re-defines this former hospital site in West Lothian as a new community, where the original Listed hospital buildings form focal points for new residential zones, all surrounding a central hub.

The site provides West Lothian with a substantial contribution towards its target for new homes provision, with approximately 800 units (approximately 12-15 per acre) being provided in an historically significant setting that would provide its residents with a living environment that promotes health & wellbeing, as was the original desire for the site when first transformed into Bangour Village Hospital.

Site History

The former Bangour Village Hospital was built in the early 1900s after the Edinburgh District Lunacy Board purchased the site in 1902 to provide a unique approach to psychiatric care based on a self-sustaining village model of development imported from Europe.

Designed by the renowned Edinburgh Architect, Hippolyte J Blanc, the hospital was officially opened on the 13th October 1906 by Rt Hon The Earl of Rosebery, Lord Lieutenant of Linlithgowshire

Approach

Taking advice from the Scottish Government’s Planning Advice Notes on Master planning, Creating Spaces and Designing Streets and also working with Historic Scotland and the Princes Regeneration Trust, the master plan for the site will be the starting point towards conserving the best of the existing historic buildings and integrating them within a new, modern village with facilities and amenities for the new community that will be created.

The master plan seeks to make a positive contribution to the adjacent communities of Dechmont, Uphall, Broxburn & Livingston, uniting new and existing communities and providing a framework for future sustainable development.

Site Before / Zoning / Concept Masterplan

At the core of the design proposal is the desire to create a rich environment which offers a variety of spatial experiences and encourages a vibrant public realm. The master plan utilises a variety of spaces to help to create a clear and structured master plan. An obvious hierarchy of both green spaces and streets acts as a tool for spatial organisation of neighbourhoods and master plan zones.

The master plan looks to provide approximately 70 net developable acres which will accommodate approximately 800 houses (approximately 12-15 per acre) and a new primary school.

Listed Buildings

An authoritative report on the feasibility of the retention and approach to conversion of the listed buildings on the site, provides a number of residential units and community facilities across the nine retained buildings that consisted of nurses blocks, hospital and even the church building which it was proposed to convert into a primary school.

Outcome

The Indicative masterplan was submitted for PPiP. In the intervening years, the site was sold by the NHS to private developers who are now implementing aspects of our original masterplan.
