A new and revitalised identity for this focal building

With a strong focus on ESG Accreditations, the refurbishment of Exchange Place 1 will see it lifted to fit in with a new era of offices within Edinburgh’s Exchange district.

Building History

Completed in 2009, Exchange Place 1 (EP1) is the largest of the three offices built by Scottish Widows Investment Partnership. But since its construction the working world has changed and it doesn't fit current requirements for occupier wellbeing, sustainability and environmental performance.

Proposal

The proposal involves a refurbishment of the existing office building including; a new roof top extension and extended terrace, replacement and consolidation of plant areas and external alterations comprising; upgrade of the façade, repositioning of the building entrance and other ancillary works.

External Upgrades

Externally, the building will present a refreshed modern aesthetic with an enlivened street frontage and enhanced arrival sequence. The new rooftop extension and extended terrace will offer essential amenity space for the occupants of the building, fostering social interaction and maximising opportunities for health and wellbeing.

Reorganisation of internal spaces to support wellbeing.

Internally, the building will be completely refurbished and new welfare and amenity provision introduced, with associated reconfiguration at basement and ground level.

Wellbeing spaces at Basement and Ground Floor are connected to the roof by the refurbished Atrium.

A spacious area, the ceiling reaches to the top of the building which makes all the other floors visible, there is seating on the ground and the spiral staircase comes down to this area. People can be seen walking through the space.

There will be complete replacement of existing mechanical and electrical service Installations and a sustainable electric solution introduced throughout. This, in conjunction with the upgraded thermal envelope will enable the achievement of a Net Zero Carbon Operation.

An upgrade to the existing public realm around the building will introduce new areas of seating and planting while repairing the existing surfaces where required. New lighting is proposed as part of the landscape works as well as refurbishing the existing ground level feature strip light.
